A roof is several components
Your roof includes more than the tiles or membrane you can see. Rafters, battens, underlay, ventilation and junctions all belong in a condition discussion, and a defect in one does not by itself describe the condition of every other part. Look at retained materials in real work
The Leighton Buzzard TLX Gold project shows why the age of a visible covering does not settle every replacement decision. Adam recorded stripping the roof back to rafters, installing TLX Gold and relaying sound existing tiles. The tiles were retained because of their condition on that job. Your own roof needs its own inspection before reuse is specified. Ask which materials can stay and what work is needed underneath them. The answer needs to come from the photographed findings and written scope, not an assumption that every component was installed together or must be replaced together whenever one part needs attention.

Check local failures and junctions
A leak around a flue, ridge or chimney needs the detail examined before it becomes a judgement about the whole roof. Lead flashing, soakers and formed lead components join different surfaces and deserve a specific repair description. Stormshield's recorded lead slate job shows a new detail around an existing flue, while the Bletchley record includes broken tiles, hips, gutters and dry ridge work. Those are examples of named tasks with their own scope. Do not confuse a warranty with lifespan
A manufacturer's warranty is a document with terms, covered products and limitations. It is not automatically a prediction of how long your complete installed roof will last. Ask for the actual manufacturer and written terms whenever a guarantee is part of a proposal. Keep those missing terms separate from the condition assessment, and do not use an unsupported guarantee duration as the age at which you expect to replace your roof.

Separate appearance from roof condition
A roof can look different after cleaning, while its repair needs still depend on the inspected components. In Bletchley, moss scraping and sprayed treatment were recorded alongside broken tile replacement, hip work, dry ridge installation and gutter repairs. The physical tasks were separate from cleaning. If a coating is being discussed, the same distinction applies: a coating is a clean and a protective finish, not a repair.
