Identify what the quote replaces

A new flat roof can mean a covering replacement or a larger job involving the deck and insulation beneath it. Start by asking Adam which layers have been inspected and what the proposal removes. The surface name alone, whether GRP, EPDM or felt, does not answer that question. Your free written quote includes photographs and an explanation of the proposed work. Use them to connect each replacement item with the observed condition. If the leak is concentrated at an upstand or perimeter edge, ask why that finding calls for the proposed area of work and whether a defined local repair has been considered.

Look below the outer covering

The deck supports the roof system, so its condition belongs in the cost discussion. Ask what decking can remain and what needs replacing, then check whether the quote includes insulation or other layers above it. Warm roof construction is work our fully insured roofers carry out, but it is a separate specification decision from simply selecting a rubber sheet or GRP surface. The written build-up needs to identify the position of each layer and the chosen covering. If concealed areas require opening before their condition is known, ask how Adam will photograph the finding and explain any resulting change to the proposed work.

Compare complete systems

GRP uses glass reinforcement and resin with a topcoat; EPDM uses a rubber membrane with its specified attachment and junction details. A felt proposal needs its layers and torch-on cap sheet described. Those labels help you ask better questions, but they are not enough to compare prices by themselves. Ask for the deck, covering, perimeter components and installation specification together. We install and repair GRP, rubber, single ply membrane and Sealoflex. Your decision needs to follow the actual system and scope named for your roof rather than a price attached to a broad material category.

Price the perimeter and drainage

A small roof still has junctions where it meets walls, edges and outlets. Ask Adam which upstands, trims and rainwater details are included and how they join the existing building. A quote that describes only the main covering leaves those tasks unclear. If a warm roof build-up changes the height of the assembly, the perimeter description needs to account for it. Look at the inspection photographs while reading those lines, so each detail has a location you recognise. You can then see whether competing quotations include the same wall connections, drainage work and edge components as well as the same area of roof covering.

Discuss access and the work sequence

Tell Adam how the roof relates to the rooms beneath it and how access can be arranged. Ask what the quote includes for reaching the roof and which parts of the covering are proposed for removal. Keep a record of the agreed scope and any later changes, with photographs showing newly exposed findings. That is more useful than trying to infer the work sequence from the outer material alone.
